Rental Terms & House Rules

1. Overview

These Rental Terms and House Rules apply to all short-term rental bookings made directly with Casa Adorno for properties across Miami and Puerto Rico. By submitting a booking inquiry or completing a reservation, you agree to the terms below. Bookings made through Airbnb or VRBO are also subject to that platform's own policies.

2. Check-In & Check-Out

• Check-in: 4:00 PM
• Check-out: 11:00 AM
• Early check-in or late check-out is available on request, subject to availability, and may incur an additional fee.

3. Cancellation Policy

• 48+ hours before check-in: full refund
• 24–48 hours before check-in: 50% refund
• Within 24 hours of check-in: no refund

Cancellations must be submitted in writing to info@teamsobe.com. Refund eligibility is based on the time the cancellation request is received, not the time of booking.

4. Damage Deposit

A refundable damage deposit may be required prior to check-in, depending on the property. The deposit is held to cover damage, excessive cleaning, missing items, or violations of these House Rules, and is returned within a reasonable period after check-out once the property has been inspected.

5. House Rules

• No smoking — smoking of any kind, including vaping, is strictly prohibited inside any property. A cleaning fee will be charged for violations.
• No parties or events — properties may not be used for parties, large gatherings, or commercial events of any kind.
• No unregistered guests — only guests listed on the reservation may stay overnight. Occupancy limits must be respected at all times.
• Quiet hours: 10:00 PM – 8:00 AM — noise must be kept to a minimum out of respect for neighbors during these hours.
• Pet policy — pets are not permitted unless pre-approved in writing prior to booking. Unauthorized pets may result in additional fees or cancellation without refund.

6. Pool Rules

Where a property includes a pool, use is at the guest's own risk. There is no lifeguard on duty. Children must be supervised by an adult at all times. Glassware is not permitted poolside. Pool hours align with quiet hours — no pool use between 10:00 PM and 8:00 AM.

7. Parking

Parking is limited to designated spaces or areas assigned to the property. Street parking, where permitted, is subject to local regulations. Casa Adorno is not responsible for parking citations or towing resulting from improper parking by guests or their visitors.

8. Liability

Guests are responsible for any damage caused during their stay beyond normal wear and tear. Casa Adorno and the property owner are not liable for injury, loss, or damage to personal property during a guest's stay, except as required by law. Violation of these House Rules may result in immediate termination of the stay without refund.
